  • What do I get to look forward to?

    For the last year and a half or so, I have been powder coating part time, on top of working a full time job that I have gotten absolutely sick of. Between the low pay, lousy benefits, and major lack of appreciation for anyone that works there, I have had enough. I found a really nice building that I am looking into leasing that I have found an incredible deal on. This building is roughly 40x80', all open, conrete floor, ventilation system, and we are talking a rent to the tune of $150 a month. I have outgrown what I can do part time, and I get alot of requests to do racecar chassis and the 24x36 shop I am in right now isn't big enough for a chassis oven. What do I have to look forward to as far as possible problems I could run into. My current shop is on a side street in the middle of no where, and isn't very visible. The new location is right on a major state route.

    Do I have to look forward to anything like visits from the epa because of the vent system or anything like that?

    What other words of wisdom do you have for me?

    Brandon I don't have much advice since I haven't had any experience with such expansion, but congratulations man! Good luck

      Your right, 150 bucks a month for a 40 x 80 shop is an amazing deal. I would take that regardless of whether or not I was going full time. Good luck.

        Yes thats a great deal.wow.the epa thing i don't no about.very good ? thou.

          I do not know what you do for work but is there a chance you may get laid off in the future?? Or maybe help them find a way to lay you off?? That one year of UC benefits that you earned they our offering right now could help out.

          I would jump on the deal of the sweet rent, and sign a long term contract after I read all the fine print .
          you call this a sweet rent ? i woud call it a miracle .and sign a life time contract for that .
          in my area 40 x80 = 3200 sf would be around $2500 a month.
          same advice here , keep the day job sign the contract for the building and start prepping the shop , then when it s operating and you get enough work coming in every week then you can start thinking about quitting the job

            Thats my plan as of right now. I am going to suffer through the day job as long as I can. Luckily for me and everyone who works there, we get a 4 month "vacation" when the old bastard that owns the company goes to florida. We still have to go to work, but its not quite as stressful. I know the economy is a big cycle, and as long as I can get through the next however long it takes, I'll be happy. And I do agree, miracle is the word for that rent. The funny part about it is I have been eyeballing the building for a few months now, and didn't know who owned it or anything like that, and then a friend of his told me I should rent it. Funny how things work.

              I would check with your local municipally to find out what the regulations are as to what is allowed to go down the drain. Make sure you have MSDS sheets on any chemistries that you have in house such as your phosphate or paint stripper. An eye wash station is a must have...What type of oven will you be using ? Congratulations on your growth !

                Thanks for the information. I am going to be building the chassis oven, most likely will be propane heated. Didn't even think of the eyewash station. Thanks for the well wishes, hopefully should have a lease signed by the end of the week.(fingers crossed)

                  Everything is looking like I will have a lease signed by the end of next week. So far its looking like he's going to give me a year at 150, to get established and then it will go up to probably 3 or 400. But that still is a steal around here. I am glad I found this guy, so far he seems as exciting about a powder coat shop as I am.

                    Good deal - glad to hear it will work out.

                    If he's that happy to hear about your powder coating business I bet your new landlord will have a few things to toss at you when you get going!

                    I forget who (might be on another site), but one of the guys has a landlord that seems to find all sorts of stuff for him to coat.

                      Thats CPC-2 on both forums. (Lucky dog!) Your rent is still a heck of a deal I pay $650 a month for a 25x60 shop with finished office/bathroom and that is very reasonable for this area.

                        There's a 3000sq footer brand new bldg with toilet, sink and 3 garage doors for $1500 a month down here.

                            Well, apparently there was a little confusion. What he told me was that he thought that I was going to only use the front bays, not the whole building, and the 150 price tag was on that. Now that he knows I need the whole building, he's going to get 300 a month for the first 6 months, and then it will go to 500. But I can still make that work, so I am going to sign a contract tomorrow. Wish me luck folks, I'm scared sh!tless.

                              Well Im a firefighter and I can tell you right now your first visit will not be from EPA. Ill talk to the fire marshall tomorrow. Im off at 7am, so I can see him first thing in the morning. Maybe I can find something out for you. 150 a month wow! People pay more than that for a 12x12 storage builing here.
